Yeah, it is concerning but I can't let fear derail me from pursuing property. I need to look into individual state laws to filter which states to buy in and which ones to not, CA & NY would be horrific because of their laws but places like Georgia let you kick out people quick as shit (I think; I'd need to confirm). Plus, part of the plan is being able to afford the payment with the income I make from my 9 to 5. Regarding the trading, I'd be the last person to say I've been a trading success thus far (I will be). Only practice, no money made, and to be quite frank, I have not been as consistent as I need to be to go live. I can tell you with 100% certainty that the best days of trading I've had are always when the consistency is spot on without a single bit of deviation from the plan. Having the computer setup for the next day before going to sleep, waking up at the same time, doing the same routine to a tee down to the nitty gritty details. The worst days come from being inconsistent (ie. not setting up my computer the night before, not watching the market the day before, not reviewing my trades, not studying for a certain minimum time). I cannot go live until my work roth 401k hits a certain number, I have 12 months of emergency cash in savings (in its own separate account) that NEVER gets touched or even thought about, I am completely debt free, and I have built up $10k specifically for short-term investing only (that I am prepared to lose every penny of) that is in its own separate account. As much of a requirement as any of the other items listed, before I can go live I have to be so consistent and disciplined that my daily routine is fucking boring because I am doing the same shit every single day at the exact same time I did them the previous day. Even if all other metrics have been checked, if the consistency is not tip mother fucking top I will not allow myself to take a single trade live. It would not be worth it, I'd be better off putting the money into a long-term position rather than blow it up short-term investing because I wanted to gamble.

Long-term investing + short-term investing + real estate = not a single motherfucker on Earth who can stop me, except me. of course, mastery of these elements are a requirement and that is why I work everyday because I am not a master of these nor am I close now but I will be. I'm here to build wealth for generations beyond me. If that makes me the bad guy, so be it.

been there lol back when i had chows they trapped on behind some bamboo and i must have shot the poor thing 20 times w a .177 before it stumbled out and died a John Wayne death since then i've come to realize they serve a purpose and are ugly af but fairly harmless beyond the fleas and ticks all wild animals bring to the yard i think they are one of the only marsupials on the continent but these days the akitas wipe out any families pretty quick when i first tried and killed one w a pellet gun i followed the next encounter w a .22 and that took 5 shots! shot one w a .40 and then gave up since they are pretty entrenched and i didn't want to go to jail when the neighbors realized who was engaged in late night possum gunplay
