    Yeah, every time there a "stimulus" package in the trillions, I move more money into things that aren't dollars.

    I've always liked real estate, and since I can work remote (thx covid) I'm looking to move to a 0% tax state. But this combination of free money, impending inflation, and flight out of high tax/cost states has created a bubble. I think I'll stick to crypto and commodities just a bit longer then buy the dip in real estate after rates go up and people start getting foreclosed.

    This is exactly my play for the impending foreclosure market.
    The new stimulus money will hold off the dip for a little longer but when do you think this starts? End of 2021 into 2022?

    If I had to guess, you'll start to see rising rates and other inflationary pressure late this year early next (about 6 months after things get close to normal) and then you'll start to see the market really tank about 6 months after that...so maybe spring/summer next year the market starts to tank, and the buying opportunities are probably late 22 and into 23.

    i'm sorry but if you think this is necessary or good then you either don't have kids or dgaf and failed basic economics
    now they're trying to really push the envelope and say this should be a permanent thing to just hand out cash

    Yeah I think the stimulus checks are pushing it out but didn’t think it would take that long. Gives me more time to bank money I guess.

    I don't think the stimulus checks have much effect on this. As long as interest rates are so low that money is essentially free, the bubble won't pop. Rates will be kept low by the govt until the economy recovers, or external inflationary pressures force them up.

    Like I said before, timeline's just a guess. I'm probably wrong about timing and the sequence of events. If I could prefect the future as accurately as I suggested above, I'd be rolling around on a Scrooge McDuck-like pile of gold instead of posting here. :)

    I have a few commercial real estate buddies and been picking their brain a bit. They’re on a little quicker timeline but everything you’ve stated is basically what they’re saying. When I’m referencing stimulus it isn’t so much about a 1400 check but more about the other parts to the package like unemployment and keeping rates low etc as you stated.

    it’s a wild time right now with everything going on. I missed on the 2008 bubble and don’t want to miss this one.

    yeah i've seen 2 distinct turns when banks couldn't give away the foreclosures both in residential and commercial
    i've been extremely fortunate to have that combination of hard work and timing they call luck
    i know i never allowed myself to sell at the bottom but never captured the top either
    i think its a mistake to even try to do that
    you can witness everything going on and make an educated guess but anyone that says they know for sure whats about to happen is a fool
    printing money like mad, real estate and the market at all time highs
    massive unemployment and people unable to pay bills as well as business being shuttered by the millions
    what could go wrong?

    Right now has been a historically long time.

    Newsom made his most direct comments yet about the push to unseat him during an interview Friday with KQED, saying his opponents are taking aim at his his broader progressive policy agenda.

    “It’s about immigration. It’s about our health care policies. It’s about our criminal justice reform. It’s about the diversity of the state. It’s about our clean air, clean water programs, meeting our environmental strategies,” he told the San Francisco news station.

    Rising sure.
    Just like before that 6-9 month period rates were historically low but rising.
    We can go back with rates for years and that song don't change.
    All they got to rise is a sliver of a percentage point for the report to be able to say rise and everyone be placated that it's rising.
    Rates have been dirt for a long long time.
    Real estate is the dirt business.
    There's no money in dirt.
    Unless it's manna land.
    With a krypto counter on it.
    They pay dividends every round.
    Like manna from heaven.
    Or daily bread.
    Anything other than that is just dirt.
    For a long nap.

    second not so much
    real estate is, and has always been the best investment the common man can make
    forever a question of timing
    and i'd be lying if i said i wasn't frightened by the lights on that freight train screaming down the tracks
    big money consuming land sight unseen is something to pay attn to
